🏊 POOL & SPA

Our half-Olympic size lap pool is larger than most hotel offerings, and stunning when sparkling in the sun. Saltwater feels soft compared to the ocean or chlorine pools -- perfect for morning laps or soaking away stress.

The pool is regularly 80–85°F in spring, summer and fall, and heated free to a refreshing 75°F in winter. Our adjacent 104°F spa — as big as many plunge pools and seating 10 — is available for warm-ups. Additional pool heating above 75°F is available for $40/degree with advance notice.

Fallbrook occupies a rare sweet spot in Southern California's geography — far enough from the coast to avoid "May Gray and June Gloom" mornings, but close enough to avoid 100°+ summer temperatures in desert cities and even Temecula. Ocean breezes blow regularly and LA smog is nonexistent. For guests escaping triple-digit summers from hot southwest deserts or humid eastern states, Fallbrook is paradise. Best of all, it's 20--30 minutes drive to Temecula or the beach -- pick either based on your mood and the weather!

⚠️ WHAT TO EXPECT

This is a large luxury home in the countryside, built in 1987 and renovated in 2022. We maintain it lovingly, but it's not a brand-new home or a hotel.

WHAT THAT MEANS:

• This is a vintage luxury estate, not a modern McMansion—expect refinement and character, not sterile perfection
• Rural living: You'll see occasional bugs (earwigs, ants), wildlife (coyotes, gophers). We have regular pest service.
• Our pool heat policies are firm. Winter pool temperature of 75°F is swimmable and pleasant, but additional heat at $40/°F must be covered by guests and requested in advance.
• Pool service is twice a week, but there will occasionally be windblown debris or pollen in between service. We invite guests to skim the pool themselves if needed.
• Our limit of 15 guests overnight is firm. Our home and septic system are not designed to exceed that.
• Events: We love weddings and celebrations, but limit to 60 guests / 12 cars due to parking and fire safety.
• Noise monitoring: We have outdoor sensors to protect neighbors. Loud parties or outdoor music without permission will result in removal.

This might not be a fit for:
❌ Large parties or noisy ragers
❌ Anyone expecting an 85°F pool without advance planning and expense (in winter)
❌ Those uncomfortable with rural living (bugs, wildlife, minor upkeep)
❌ Groups expecting hotel-level service (no daily housekeeping, no front desk, twice-weekly pool service)

📋 HOUSE RULES

CHECK-IN/OUT:

• Check-in: 4:00 PM - 10:00 PM
• Checkout: 10:00 AM
• Late checkout: $50/hour if approved; $50 per 15 min if NOT approved

GUESTS & FEES:

• 15 guests maximum (6 included in base rate)
• $25/guest/night for guests 7-15 (auto-charged by Airbnb)

PARKING & FIRE SAFETY:

• DO NOT park on the paved area on Chandelle Ln (dedicated fire lane)
• You MAY park in the 3-4 grass spaces next to it
• Maximum 12 vehicles for events

POOL & SPA:

• Pool heated to 75°F year-round (included)
• Additional pool heat: $40/degree (requires 48-72 hours' notice)
• Do not tamper with pool equipment behind gray fence—use control panel outside master bathroom

NO SMOKING/VAPING/DRUGS:

• Absolutely no smoking, vaping, marijuana, or fireworks anywhere on property
• Serious fire hazard in rural California—violations result in immediate removal

NOISE & EVENTS:

• Noise limit: 70 dB during day, 60 dB after 9 PM (monitored).
• No outdoor music unless approved by hosts. Keep music at a moderate volume and be respectful. Please take all music inside after 6 PM.
• Repeat neighbor complaints = removal by hosts or police, all fees forfeit
• Tampering with noise monitor = grounds for removal

PETS:

• Small dogs allowed ($100/pet); other pets please inquire
• Owners must clean up after pets (waste + hair); additional cleaning may apply.

BUNK BED SAFETY:

• Top bunk: 1 person max, 180 lbs max, use at own risk with rail guard

SPECIAL EVENTS:

• Small events (weddings, retreats, yoga) allowed with advance notice
• 60 guests max, 12 vehicles max
• Events with 31-60 guests: $50/person above 30
• Guests provide additional furniture/tables, handle all cleanup
• Event trash must be removed by guests (not left on premises)

LIABILITY WAIVER
By booking the home, all guests and participants in events must agree to waive all liability for injury related to use of equipment including but not limited to pool, spa, grill, kitchen and gas appliances; and assume all risk for use of facilities. If this is not agreeable, the booking is void, the organizing guest must cancel immediately and notify the host.

GUARANTEES AND REFUNDS:
While we strive to keep our home and its amenities fully functioning, there may be occasional defects, missing appliances or ongoing repairs. We do our best to notify guests before their stay, and advise guests that by default we will not issue refunds for temporarily unavailable amenities.

ADDITIONAL CHARGES
• $25/guest/night for guests 7-15 (auto-charged by platform)
• $40/degree for pool heating above 75°F
• $50/hour early check-in or late checkout (if approved)
• $50 per 15 min late checkout (if NOT approved)
• $200/hour for extreme cleaning beyond regular scope
- Damaged or irreparable items and linens will be assessed to guests at either original purchase or replacement cost.

Q: How far is it from Temecula wine country?
A: 20 minutes to Temecula Old Town, 30 minutes to the heart of wine country. You get vineyard views and wine country vibes without the tourist crowds.

Q: Can you heat the pool beyond 75°F?
A: Yes, with 24 hours' notice and a $40/degree fee. Due to the pool's size, last-minute heating isn't possible.

Q: Is this good for a bachelorette party?
A: We host many elegant bachelorette weekends. You get a private 4-acre estate, huge lap pool, hot spa, game room, and vineyard views. Just follow noise rules (no outdoor music without approval, quiet after 9 PM).

Q: Can we have a wedding here?

A: Fallbrook is a rural wine and avocado region—authentic Southern California before it got crowded. Small-town charm, local wineries, surrounded by working farms. It's 20 minutes to Temecula, 30 minutes to the beach, 40 minutes to San Diego.

Q: Will I see bugs?

Fallbrook is the rural ecotourism neighbor to the grand wine estates of Temecula. It offers family-operated establishments such as Fallbrook Winery, Monserate Winery, and the Vineyard at 1924. Good local restaurants in Fallbrook include Firehouse Que and Brew, Rainbow Oaks, Casa Estrella, Mariscos El Pacifico and Yumi Sushi. There are many nearby wedding and event venues, such as Grand Traditions, Fallbrook Estate and Los Willows. Golf courses in Fallbrook include the Golf Club of California, Pala Mesa and Rancho Monserate.

Fallbrook has generally perfect weather year round. It is not as cold and foggy as the coast, but not as hot and dry as Temecula. Expect temperatures in the 60's - 80's nearly any time you visit. Thanks to North County microclimates, hotter or cooler temperatures are a quick drive away. Specialty plant nurseries are everywhere, because almost everything grows in Fallbrook.

The home is 20 minutes from Temecula old town Front street and 30 minutes from the heart of Temecula wine country. It is also 30 minutes from the beach at Oceanside, and 40-50 minutes to Carlsbad, Encinitas, San Diego, and southern Orange County. Legoland is 35 minutes away, Disneyland is a little over one hour away. Hikes around Mount Palomar and Anza Borrego are also an easy day trip. This is the perfect base for a weeklong SoCal adventure.

Our house is the last on a private road north of Fallbrook, overlooking the Santa Margarita River preserve. Enjoy complete privacy and solitude, night skies and wildlife. It is adjacent to the Santa Margarita river trail, which can be accessed directly by foot by heading down the road to the east. You can hike or mountain bike right outside your doorstep to this trail system.

As described, while our venue is suitable for small events, it is not good for larger parties. We strictly limit events to under 50 and under 12 cars, due to lack of parking, fire hazards, delicate landscaping and impact on neighbors. Larger groups than this on camera will be evicted mid-stay by police if necessary! Please inquire if you are unsure.
